Replace or leave asbestos siding for flip?
Flip in Nashville TN I have asbestos siding. My quotes for replacing with vinyl so far are 13k and 10k (including removal and trim work) (these are GC's that quoted the whole job). Another quote from a siding company was 16k just labor. The siding is in pretty good shape overall, except some chipped and cracked pieces as well as a side of the house covered in vines. Considering painting would be 3k (quoted) for labor on the outside, I figure I'm saving about 8k or more than removing and replacing and this is worth it so long as the place looks nice. If the siding looks great with new paint and all the trim is fixed up, are buyers turned off by asbestos? In other words, is it worth the ROI to take care of. To me it's not a "must do" if it looks nice, is not an inspection hazard, and the buyer can replace later if they choose with their choice in possibly higher end siding. I'd rather focus my efforts on improving the living space for the new buyer.
