How do I narrow down my farm area

I am a new investor in Canyon Lake CA, (riverside county). I am looking for flip houses and educating myself on a lot of subjects pertaining to flipping. I am having trouble deciding on where I want to market to and focus my searching for houses. I understand that I want houses that will sell fast, therefore I want to figure out where the houses sell the fastest and what types of houses sell the fastest in those areas. I just don't know how to get this information. Is there a website or some other source of information I can reference? How did you decide on your "Farm Area"?
