What do you define as a 'valuable' deal?

Hi folks! 

I hope everyone reading this post is having a wonderful day! 

If you are a rehabber/flipper, what do you consider a 'good deal'? What margin of profit are you looking to make if a deal is presented to you? How do you make your decision? I realized that getting sellers means nothing if you don't understand what your potential buyers are looking for. I want to be able to understand what I am looking for when going out to these properties and doing my filtering my sellers. 

If there is anyone in AZ that I could talk to about this more in depth, that would be greatly appreciated!
