Metal vs Shingle Roofing.
I know this isn't DIY but I couldn't find a better place for it. I'm needing to replace the current two layers of shingle roofing that I have installed on my Duplex. I've gotten several quotes and my best prices are 7,300 for shingles and 8,000 for metal from the same company. I'm leaning towards metal as the things I've read have indicated metal should last longer. This is a buy and hold property from the 1970s, that I plan to hold, located in Eastern Washington (4 seasons with rain and snow). Curb appeal is not a significant factor for me regarding the roof and house on the street have both types. Anyone have experience in this area?

If the prices are that close go with metal hands down. Also remember you CAN put a metal roof directly over shingles so no need to pay to rip them up and haul them off. Now there is a limit on how many layers but i can't remember off the top of my head what that is.
