How to Secure/Market a Flip/Rental West Philadelphia
Hi,
I just bought a 3 bed 1 bath row house in West Philly. Its not the best area 3800 block of Parrish St, 19104. I would like to flip or rehab it. It seems rehabbing is a better idea unless, I can market well and find a buyer.
1. How do I secure the property? It has two windows in front and the door has been broken into numerous times. Does it make sense to integrate into the local police? What scares thieves? dog sound tracks, ghost gorillas? hologram guards? trap doors? fix the front last? lights (non-breakable?) alarms? bolt gang box to floor and weld shut?
2. Any ideas on marketing this property. I'm open to holding or flipping. Perhaps I will make a video and use it to build a buyer's list, use youtube, tube mogul, sell point? put a huge banner on the front? walk through the neighborhood and hand out cards.
