You won't find many positive reviews about DHM on BP.  Can I ask what attracted you to them?  Was it the 100% financing?  It's not true 100% financing as you'll probably need to have some reserves, pay that $3000 up front, and pay closing costs.

If you were just looking for a general hard money lender, there are 90% LTC lenders out there all day.
