Fix and Flip "Is adding 1000 sq ft on in the attic worth it?"

Hello,

Im currenlty living in a fix and flip and am considering also adding on in the attic.  Currenly the house is a 4/2/2 with a steep roof that is foamed. There is a lot of wasted space up there and Im considering adding on a spare bedroom/den, bathroom and family/game room.  In my current market, comps are selling at 140 sq ft.  In my current neighborhood, adding on the 1000 sq ft wouldnt make this home the most expenive in the neighborhood.  Is there anyone out there who done this before who can share some advice on making sure this would be a good move?

I've done it... it was a wash. And unless you get it permitted, it is tough to count as real sq footage.
