Triplex conversion from single family home

Hello everyone. I have a house I have purchased built in the early 1900s. It currently has 10 foot ceilings and open stairs to an attic area. The house is 1730 square feet all on one level. Converting the attic to heat-able livable space is very doable. I am a contractor in the area. I am considering turning this into two 2 bed 1 bath apartments on the ground floor and a 3 bed 2 bath on the top. This would be a triplex in a college town. Obviously there will be some cost involved. Has anyone ever done a SF home into a triplex and if so any advice on what perils to look for?
