Good real estate agent

I am looking for real estate agent that will help me with my flips. Agent that wants to move foreword, 

doesn't afraid to give low offers and knows to give initial rehab estimation. 

Any body can recommend me on some one like this? My area is Parma Cleveland

@Alex Bedar I would highly recommend that you start looking at your local REIA clubs. Many investor friendly agents are members of local groups where they are able to meet investors like yourself. I go to several groups here in Oak Park, Berwyn and Chicago for precisely this reason.

Also, make sure that you are not expecting the agent to do too much. You should never expect/rely on an agent to give perfect rehab estimates. As a realtor who works with investors, I often get requests like this. The investors want me to give them full rehab estimates, find the deals, deliver them the deal, and often line them up with contractors. That is not the agents job in my opinion. The agent helps you understand the local market and comps, and can help you project the ARV.
