B(R)RRRR - Buy,Rent,Rehab,Rent,Refinance,Repeat

Hi Bigger Pockets Community,

I was hoping to get feedback on whether anyone has done BRRRRR (Buy, Rent, Rehab, Rent, Refinance, Repeat). Basically has anyone rented out their property prior to rehabbing and refinancing. The current #'s are cash flowing around $250 and 18% cash on cash, with tenants already put in place.

My partner and I are new to real estate investing and know eventually we will get into repairing properties. If the current cash flow is solid, is there any downside to buying and renting now, with the thought that we will repair and refinance down the road?
