Flipping in Atlanta, GA

Hey BP community! I'm new to BP and investing in Atlanta as I recently moved here. I'm trying to get a feel for the right markets for my flipping strategy in Atlanta. I like flips with an ARV of no more than $350k, all-in under $250k and with light rehabs (no more than $40k). No add-ons or permits. I have done a couple flips in Atlanta so far (one in Loganville and another in S Marietta) and I'm still trying to gauge what markets to go into. Right now I really like the Smyrna and S Marietta markets (30080, 30082, 30008, and 30060).

From what I've read and heard, I am avoiding West end (30310) and most areas below I-20 (S. Atl.). Other than that I am still looking for other markets to explore. I'm consider Kennesaw, Acworth, Stone Mountain, Tucker, and Doraville to start exploring for more deals. Does anyone have experience or suggestions for those markets? Thanks!
