Buying a home with damage from a falling tree

Hello,

I've been looking for some time for a home to invest in with some savings that I have built up.  I just came across one on craigslist that was damaged during a tornado 5 months ago.  It is a fairly large two unit home.

The house was not hit by the tornado rather a falling tree that the high winds brought down.  The owner is an older gentleman with no interest fixing the damage himself and I believe he would rather downsize to something smaller.  His asking price is very a reasonable 25,000 vs 113,000 for a home just down the street that sold recently.  I'm confident that I could negotiate a lower price as well because I have 10k that I could offer right away.

The tree hit fairly straight on so one of the walls is bent to a slight "u" shape and the roof most likely has puncture holes from smaller branches.  I may also have to deal with water damage from rain coming into the home from said holes.

Having never done a rehab with such extensive  damage to the home what sort of advice would you guys/gals have for me?  Am I nuts for even considering it?
