Fix and Flip Questions

My husband and I bought a duplex through our business with the thought of renting it out. After reviewing the mechanicals, we decided instead to fix and flip. Contractors have been managing a portion of the flip, but we will be doing some ourselves to save $$. My questions are:

1. Is it possible to rent to one's self? We are considering moving into the flip and renting our current home.

2. We will need an ~80K loan, but are struggling to determine what loan type is best. We do not believe we can do a HELOC, because the purchase price of the home was much lower than the loan amount we need. Up until this point we have paid cash for the renovations. Any recommendations?
