Replacement Windows
Need to replace 13 windows in a prospective investment property--all the same size basically. Local dealer wanted to know if I wanted to replace the whole window or if I wanted replacement inserts. I wasn't quite sure how to answer this-- I'd like all new windows, of course, but I could go inserts and repairs existing sills, etc myself. I've painted and repaired countless exteriors, but I've never actually replaced windows so I'm a little ignorant on the process.
Any thoughts out there on replacing windows? My first quote was around $5000 but I don't know if that was replacement inserts or whole windows.

What type of windows are in the house presently? Wood, aluminum (my guess), or vinyl? $384 per window is more than I charge for both the window AND installation and I'm making about $75 or more an opening. That's if they are block replacements (inserts). If you are doing full replacements (nail ons) then that price seems a little more in line.
You need to check the condition of the frames to make the determination if you can do block replacement or nail ons. If the frames are shot then you need to do nail ons. Also, if there is water damage in the wall around the jambs/frames then you most likely have a flashing problem and that means popping out the stucco or siding around the window and re flashing. A nail on would be the choice here as well.
If you are going to do the labor yourself, make sure you know what you are doing. Block replacements take some time to figure out but once you've got the hang of it, you can go quickly. A good window contractor could replace your whole job in a day and charge roughly $125-$150 per opening (in CA) which includes hauling away the old sashes and caulking and weatherizing the replacements and trims.
