Lease personal home and rehab investment

My wife and I are considering leasing our home and moving into an investment to flip.  We will be moving in a year in the same neighborhood and have considered the above scenario. 

We have never flipped a home and are very early on in our real estate investing. We have 3 kids. Won't change their school situation. 

We potentialy may keep as a long term rental but that would change the rehab costs as well.  Really feel like this gives us the opportunity to expand our investment by keeping our current home and build equity in the rehab home without burning on an apartment in the transition. 

Would appreciate some advice and things we might look out for.
