Renting with an unpermitted addtion

Hello everyone,

I am considering purchasing a property to rent out. It is a single family home in East Los Angeles and has an un-permitted bonus room that the seller added. 

Is this a big problem? Are there any particular questions I should be asking the seller about this room before I make the purchase? What are the risks or experiences of renting with this kind of addition? I know in resale it can't be counted in the sq footage, but I am more worried about liability when it comes to tenants and what kind of disclousres I need to provide to prospective tenants about said addtion.
