Need help find qualifying properties...

Hello Everyone, I'm a REI who is struggling to put together my first deal. I can't quite find a property to match my criteria and it's a little discouraging. I have a hard money lender but it's not easy finding the right property is there anyone who can help? I've looked at foreclosures, dealt with REA's, and gang of things but nothing seems to work. What should I do?
