Difficulty finding 6 mo Insurance for an Arizona Fix & Flip
Hi experienced flippers, especially those in the Phoenix, Arizona area...
I'm closing today on a fixer in the Phoenix area, and expect to have it listed for sale by October 2017. I've been calling around countless insurance companies (both traditional and speciality insurance) seeking home owners coverage for only a 6 month term, but no luck! Most want a full year. Do you typically just buy the year term and take the additional expense out of your profits? Or, does anyone have a referral (or two) for home owners insurance for atypical terms like 6 months?

Hi Hannah. What kind of policy are you trying to get? A regular homeowner's policy is going to usually be 12 months, whereas a policy for a fixer-upper usually goes in 3 month increments from 3 or 6 and upwards. I've read REIGuard is a good one to try for non-owner occupied fixer properties and they do month-to-month I believe.
