Adding a bedroom on a flipped house

Currently doing a flip in a great school district. House currently has 2 beds 1 1/2 bath, but 2nd bedroom is very small..is it worth considering adding a 3rd bedroom?

The formula is: Worthiness = Added room ARV - Current projected ARV - Cost of money (holding costs, time spent) - Project cost. If this is positive, go, if it's less than 5k, might not be worth it, especially if you're new to room addition, you might miss a thing or two on the additional project.
