Contractors or do it yourself? First time Rehabber
Hello, I'm going to tackle a decent size rehab project. The property is completely gutted, and this is my first project. Does anyone have recommendations if I should hire out my own subs or if I should just find a good contractor to do it? Which is most cost/time effective. Some advice would be great. Thank you.

Most importantly, with rehabs you should have a pretty good idea what your costs are going in. What is your experience level at this? The value a GC brings is that you have one person that is accountable to you, the owner. If you GC the job yourself, no one is accountable, because you will have subs either blaming conditions or each other, for problems. If you don't understand how the various trades coordinate with each other and how the scheduling should work you are also asking for trouble.
