I'm an out of state investor looking for your recommended contractors in Indianapolis ranging from minor cosmetic to some structural repairs.

@Brandon Turner i recall you mentioned that your contractor moved to Indianapolis.  Coming from you, I would really appreciate if you could send me his contact info as well.

@Christian L. Yes, the Bay Area is relative to investing in Hawaii. I can only speak the extent of my limited experience which includes purchasing 2 properties in 2010-2011, until reemerging this year to create a portfolio in Indy where i've purchased 2 buy and hold SFH's in 2017; my goal is to acquire 3-5 rentals per year in Indy. There are many markets that could make out of state RE meet your goals. Spend a lot of time researching which market you are comfortable with and is best for you. Build a team through research, referrals (BP can provide some reputable referrals), and a lot of calling. I have a couple of agents, a great local lender, and PM with in-house contracting teams. I plan on having an attorney should the need arise. Title is often provided by the seller, but I am looking to adding one to my team now that my HUD offers require the buyer to provide. Study and know your market area sold and rental comps. Finally stay positive and keep educating yourself. Best to you!
