Landlords have discovered social media as a new tool to help them advertise their property, screen potential tenants, and network with other landlords. The great thing about social media is that it is free advertising. Facebook has a Marketplace section where landlords can advertise their properties with photos and tenant reviews. Landlords who have not done so are encouraged to create a Facebook page for their properties. Not only does social media offer free advertising, but also it can be used to screen potential tenants. Some people post quite a bit of useful information which can inform a landlord if they are good match for the property or not. For example, a person who post about wild parties, drugs, or general mayhem would raise a red flag for the landlord. Also, people with pets usually post pics of their furry friends online, informing a landlord if the potential tenants are being honest when they say they have no pets. Knowing as much about the potential tenant in advance can help the landlord avoid a lot of headaches and costly eviction proceedings. Furthermore, landlords can network with other landlords and related business through social media, establishing business relationships and sharing ideas.
