Gifted a hundred thousand...what to do now?

New to flipping... Hello, here is my situation in as concise as possible. I am 46 years old with wife and 4 teenage kids. Left my previous job as school administrator due to medical leave of absence for the duration of 5 years. Presently turning the corner with regard to my health and am looking to generate some much needed income through "fix and flip"... I had one mildly successful flip roughly 10 years ago. This time around I would like to position myself  with a safe income producing opportunity. I was "gifted" $100,000 at the starting gate. Question: where/how would you suggest I use my investment money?
