Determining MOI w/free data + rehab holding cost method

Hi folks,

We're considering using the following method to estimate holding costs for our rehabs:

(various monthly expenses) X (months of inventory in same price range as our finished product + months needed to rehab)

Firstly, would be grateful for any pointers to a quick way to accurately determine MOI using freely available data (we don't have MLS access). I can find MOI data by general market area, but that freely available data is too broad (geographic area too large, aggregated across a whole range of house prices), therefore not as useful as an MOI targeted in our price range and perhaps down to the zip code or subdivision.

Also would be grateful for any general feedback on the method above.
