Replace vs Resurface

Every time I turn an old unit in my 8 unit apartment, I'm faced with the question of whether to resurface the tub and surround or completely replace the tub and surround. What do most folks do in this situation? I've done it both ways and am happy with both ways of doing it. Any reason for doing it the way you do it?
