Single Family property into a Multi Family property

Hey everyone. Brand new to the game!

I have been listening to podcasts on a regular basis. I want to bounce an idea off of the forum.

Im planning on buying a small single home for my family. Im also looking for a large garage or barn, on the same property, that I can flip into a full single family apartment. Im not a licensed contractor but I would like to do the work myself as much as possible to save money. The Region Im looking to buy in is Northwest Arkansas.

My questions are, is it feasible to turn a garage or barn into a single family apartment legally? If so, what laws do I need to keep an eye out for? What kind of financing is there available for me to purchase this property and finance the rehab? Lastly, can I do the rehab on my own without being a licensed contractor?

Find out with your local zoning. If they allow a second apartment then do it. If you are living in the property you will need FHA 203K but they require license and insured contractor only
