Looking for Guidance on Rehabbing (NEWBIE)

I am very new to the RE world. I live in the Atlanta area, and have family in the Raleigh, NC area as well. I have been doing a great load of research into Real Estates and I think its about time I jump in. I have picked out a Real Estate agent, and have been receiving their typical automatic alerts on listings. I am in need of a property that needs rehabbed and then hold it to rent to residents. I have never rehabbed ever before and in need of guidance one on one, maybe even over lunch/coffee.
