Need advice on getting past GO!

Greetings I have found the Post on hear very enlightening. So I thought I would reach out with my issue. I am having a hard time getting past GO. I have spent the past year taking classes, webinars and reading books and find my self to be pretty knowledgeable on the subject of Flipping and Rehabbing. I think that if I can make that first offer, I would be good. I am just not to clear on getting a property under contract before having the financing in place. For my first few, I will be using a Hard Money Lender while leveraging the equity I have in my rentals.

I am just looking for some input, guidance or whatever anyone has to offer. Oh and by the way, I am located in Georgia.
