Why hard money for BRRRR?

Can someone explain to me the benefit of using hard money to purchase a rental in the BRRRR strategy? Say, as opposed to putting 20% of my own money down for a loan. This is the only piece of that strategy I have struggled to get my mind around. Thanks so much for the help. George
