What's a realistic incentive to offer a broker to find deals?

Ideally, I would like to get a broker to help me find rehab houses since that area of expertise is one of my weaknesses - even though I have a real estate license. I'm better suited towards project management and scraping up capital. I can find deals by myself for the time being but I can already tell it's going to be a problem if I want to expand.  What's a fair and realistic incentive that works to get help from a motivated broker? Simply the commission? Offering them the listing perhaps? Adding a percentage of net profits?
