Upstairs bedrooms are...
1. 10X12
2. 12X12
3. 12x10

A: Add a bedroom downstairs and bath =4BR/2.5BA Total cost = 4k



B: Combine the Bedroom 1 and 2 to create a master suite w/ walkin closet and bathroom. Keep bedroom 3 and add 2 bedrooms and bath in the basement.
=4BR/3.5BA Total cost = 10k
