S Corp vs LLC which one fits for flipping homes

Hello everyone, 

My business partners and I are trying to find the best avenue to go down in terms of forming an LLC or an S Corp. One of my business partners lives in Washington D.C. while me and another business partner is in RI. We plan on splitting everything into thirds and would like to know what the best route is to start our flipping business. And if we were to start a buy and hold rental properties
