Property Walk Thru in DMV Area

Hey BP Family, 

I am new to wholesaling and want to step up my wholesaling game by learning how to calculate repair costs and other property items newbies such as myself would not know starting out. 

I understand there are different methods to determine the repair cost such as the 70% rule or multiplying the total square footage by $18-$30, depending on the property, (if there are other methods, please let me know) but I want to learn how to visually look at a property and see the underlying value.

I live in the DMV area so if anyone is aware of any meetups or would not mind me tagging along with them as they walk through a property, I would greatly appreciate it.
