We are property and equity driven direct private lender. Our most popular program is that we lend 65% ARV based on after repair value, NOT the purchase price. In that case if you are buying a good flip, it's possible for you to put as low as 10% - 30% down, with no prepay.
If you have a client who has a larger down payment and we are at 45% – 50% LTV, and you are dealing with a client who has a larger down payment. We can offer 7.5% interest rate.

(our construction program consist of land acquisition plus the cost of construction for example; property purchase price is $1,000,000 construction cost is $2,000,000, we will lend 75-80% of the total cost being $3,000,000. With approved plans and permits.)
