Zillow is a great way to get an idea of value but sometimes it can be way off. For example, the apartments I bought in Massillon were showing a "zestimate" of about $120K when I purchased them and in less than a year it showed $206K. I'm sure my property didn't go up that much (although I wish it would lol). Massillon has some real good areas but also areas I would stay away from as an investor. Perry township is a real good area in both Massillon and Canton because the school district is great, most people will pay much more for a good school district when searching for a permanent home. It can be hard to find a good deal in Perry because investors know the area gains value due to the schools but I've seen several deals outside of the MLS that investors have made a lot of money on.
