House flipping Canton OH

Hello everyone, I'm looking into house flipping in the Canton, OH area. I was wondering if anyone has experience with this area and if it is a good market to flip?

Zillow is a great way to get an idea of value but sometimes it can be way off. For example, the apartments I bought in Massillon were showing a "zestimate" of about $120K when I purchased them and in less than a year it showed $206K. I'm sure my property didn't go up that much (although I wish it would lol). Massillon has some real good areas but also areas I would stay away from as an investor. Perry township is a real good area in both Massillon and Canton because the school district is great, most people will pay much more for a good school district when searching for a permanent home. It can be hard to find a good deal in Perry because investors know the area gains value due to the schools but I've seen several deals outside of the MLS that investors have made a lot of money on. I hope this helps, I would be happy to show you around the area and break it down for you. I found driving the areas I'm interested in at different times of the day and observing the people, home conditions and businesses has helped me tremendously in making decisions on where to invest.
