What was your first flip like? How did you find it>?
I am new to the entire flip thing, i have been investing rentals for 13+ years and wanted to try flipping out to help accelerate my payoff on my current rental portfolio. I recently took a course on how to properly estimate cost of repairs and rehabbing houses for profit, so i feel somewhat comfortable enough to do my first flip. I have been looking on the MLS for possible deals, but im not seeing anything sticking out at me as profitable yet due to limited supply of houses on the market. I have sent out roughly 1,200 letters since attending that course to hopefully find some sellers motivated to sell a house, but so far i've not found much. just curious how others first flip was like?
