My partner and I formed an LLc. 50/50 partnership

I do all of the repairs.

I pay for half of the cash investment 

after the sale of the property I pay for half of the supplies.

My partner pays for half of the investment

She also pays for the cost of the rehab on credit until the property sells.

As of our last home she now has her real estate license
