Hi everyone, Am a newbie and new to this site. Great site - informative, fun, and down to earth!
I'm wondering how you go about offering 227-228K (65% ARV (350-360K) minus 5-10K in repairs). I personally would find it insulting and throw you (me) out! I find it hard to believe that there really are deals like this out there, even desparate owners. How would you experienced flippers accomplish this? Any advice or actual verbage would be great!
