North Jersey House Flipping

I have been looking into multi-family investing or single family flips in Hudson County, specifically Jersey City, however the pricing just doesn't make sense to me anymore.  I don't believe this is a good point in the cycle to bank on appreciation as a driving factor in a purchase.  So I have recently switched gears and have started looking to do a single family house flip in Northern NJ.  I grew up in Bergen County and currently work in Rutherford, so I am pretty familiar with the different towns.  

I know it can be done in just about any town, but I wanted to get some opinions on the better towns to invest/flip in based on others experience.  I appreciate any insight, thanks!
