What constitutes a great deal in St George Utah

I posted in the marketplace here on biggerpockets a home that we were selling for 187,500 with the arc being 250,000 with 20,000 being repair cost and did not receive any replies.  I am new to investing.  Can someone tell me what kind of deal would have worked better for the deal above?
