Money lender on rehab cost only

Hi fellow BP advocates,

   I have a question, is it possible to only loan the rehab cost? If I am able to do lease option/seller financing that seller let the loan in place and I will pay the monthly mortgage until I am able to flip the house.

Not sure I completely understand your question but if you are asking if it's possible for you to get funds for just the rehab, then yes depending on the equity available. I'm an equity investor so I fund rehab only in exchange for equity in the project. I get paid out when it sells or is refinanced.
