Hello, 

I am an investor from Texas. We purchased a home about 8 years ago on the urgent recommendation of my youngest son. It was a home that was in dire need of repair/work and was being sold at a very low price (44,000) in an area where houses were valued at 100K. We made the decision to purchase it (an emotional one) and spent a lot of money fixing it up.  We have regretted this decision many times, but that's another story. 

Eight years later, we understand that the problems with the foundation are interfering with is viability as a rental or a for sale property...we have had to ask for much less than the going market due to its problems with the foundation.   Jason Grote wrote a great article on foundation problems in 2012 on biggerpockets.com and I would like to see the update to that article, if at all possible, to help us make some sound decision about the future of this property.

Thus, we are looking for advice in regards to foundational repairs at this time. Hope to find some guidance.

You can get hundreds of bids, but they all will be very expensive if you use retail companies. Join a few real estate investment groups on Facebook and look for who the investors recommend.
