Im the Contractor and Partial Investor

So i have seen a few discussions on these forums in contractor and investor partnerships. However i have not seen any where the contractor is also part of the investment. I am a contractor getting into the flipping game, i have a couple people that would like to invest. I have enough to split the down payment but need help paying the construction costs. I am finding the houses, doing the due diligence and completing all of the work. I have offered and %10 return on any money given by the investor. Does this seem to be a fair deal for both sides?
