Out of state fixer-uppers?
If I were to buy an out of state property that needed some work done, how could I go about it without being physically present at the property? Or is that not recommended?

You could pay someone, you don't know, a lot of money. Then you would not know what you actually paid for. I think you answered yourself in your last sentence. My recently posted BP blogs address some ideas for you.
