Attention So Cal Rehabbers
I have a REO under contract in Granada Hills, CA (10564 Colette Ave, 91344) that I am willing to sell to a rehabber for $337,000.
Needs $38,000 in repairs for a total of $375k. Must be an all cash buyer for the $337k plus minor closing costs (I pay title insurance policy)
Great neighborhood and property has recent comps to value this at $475k. That is 100k in profit potential, less re-sell/holding costs.
