Investor Market for Rental Properties?

I'm new to the Bigger Pockets community and am still navigating through the site. I've been flipping single and multi-family properties in Texas for awhile now and just started to hold a few as rentals. I've been fortunate to find buyers and renters pretty quickly (typically less than 30 days) but was wondering if there is an investor market I could tap into that would pick up single or multi-family rentals. All my renters go through an application process where we verify employment and rental histories. We do not accept just any applicant. My goal is to have buyers lined up so that I can move on to the next flip quickly. I am willing to discount the property in order to meet certain cap rate expectations. I am also willing to start a rental history (4-6 months) prior to selling the property to provide the buyer with a level of comfort, albeit limited. If anyone is interested in discussing or sharing their ideas please let me know. Danny
