North Newark Multi & Single family Rehab opportunities

Hello fellow BP'ers,

Hope you are all well and are having a great week so far. Are there any experienced investors out there who have successfully executed the BRRR (Buy, Rehab, Refi, Rent) strategy on Multi and/or Single family properties in the North Newark and/or Central Downtown areas? I was told these areas offer high cash flow and the ability to execute this strategy successfully. How much are distressed multi and single families going for in these areas? What are the after repair values like? Is it true that rent control is a big hindrance to returns in North Newark? I would also be interested in hearing from anyone who has successfully flipped in these areas, there experiences, advice etc. I appreciate this in advance and hope to hear from you soon!
