Hello all,

I'm looking for the best resources to be able to help me create my house buying formula. I'm looking to start buying homes for rental after repairs.

@Anton Keith @Kateesha Tearry Everyone's path is going to be a little bit different, but there are some basic foundational principles that apply to everyone. The deal has to make sense from the get go. Never bet on appreciation. Figure out your financing before you look, and get in contact with an agent that knows rental properties. If you are looking beyond the MLS, start networking and getting to know your local wholesalers. If you do buy from wholesalers or private parties, access to cash for a quick close will be intrumental.

I am not sure if your post refers to how to finance the homes, or how to find the homes.  In either case - I have no doubt that @Brandon Turner's book on Rental Property Investing will help you out.

Enjoy the journey!
