 I'm fresher than a wet coat of paint in real estate. I may be brand new but I do my homework. I actively search and analyze many properties a day looking for potential to capitalize off of. I'm very disciplined, after numbers are crunched and accurate I make sure there's no less than a 30% return in profit. I'm looking to learn in depth details on using lenders and information on networking for great lenders.

Have you considered the owner occupied small multi family route? I believe the call it the House Hack. It is a GREAT way to get started learning the REI game wile making some money (and some free rent) with hardly any money out of your pocket! You should consider it if you have not already done so. Can usually get this for 5% down or less.

Also consider partnering with someone else.  It might get you cash to get this thing rolling.
