Funding Source - Crowdfunding Lenders

I'm a new investor, haven't purchased any properties yet, but have a question in regards to funding for flipping, or BRRRR. Has anyone used a crowdfunding source such as RealtyShares or Fundrise to secure funds? RealtyShares only takes RE investments of $5,000 minimum from accredited investors only ($200k salary or $1m net worth) that are used to fund property purchases. Interest is paid on the loan like a mortgage and investors are paid off when the property is flipped.

I know hard money tends to be the last resort and can be tricky with business and/or personal credit, so does anyone have any experience using something like this? Good or bad experiences? Pros/cons? Suggestions? Thanks!
